Queensland Commercial Property Weekly Wrap-Up
Week Ending 23 October 2026
South East Queensland commercial property is accelerating as the 2032 Olympic deadline forces developers and investors to lock in projects before resource bottlenecks intensify. Population growth continues to fuel exceptional market activity across the region, but builders and developers now face a tight twelve-month window to secure permits, funding, and construction capacity before public works absorb local sub-contractors (Bleby, 2026). At the same time, private capital is targeting defensive healthcare assets with long leases and seeking to revitalise underutilised waterfront precincts to capitalise on sustained consumer demand (Herde, 2026; Riley, 2026).

Commercial - Mountain Creek Medical Centre
Investors are aggressively pursuing essential-service medical centres to protect cash flow against broader financial volatility (Herde, 2026).
9/128 Golf Links Road, Buderim, Queensland 4556
Mountain Creek Medical Centre achieved one of the tightest yields recorded for a Sunshine Coast strata medical asset, selling for $3.65 million on a 4.88 per cent yield (Herde, 2026). The 324 square metre facility previously changed hands for $2.1 million in 2022, demonstrating significant capital growth over four years (Herde, 2026). The investment is underpinned by a new 10-year lease to Partnered Health, a major primary healthcare operator recently acquired by global organisation Bupa (Herde, 2026).
Industrial - BusTech Manufacturing Facility
Major industrial occupiers are expanding their operational footprints across northern Gold Coast logistics estates to meet surging demand for state transport manufacturing (Herde, 2026).
Northern Gold Coast Commercial Estate, Yatala, Queensland 4207
BusTech will commence operations at a new 6,000 square metre manufacturing hub at Yatala in November, relocating its primary operations from Rocklea (Herde, 2026). Rescued from administration in 2025, the manufacturer will produce between 120 and 200 public transport buses annually, including advanced Euro 6 low-emission models (Herde, 2026). The purpose-built facility brings skilled vehicle assembly jobs into the Yatala industrial precinct to support long-term regional passenger transport supply contracts (Herde, 2026).
Mixed Use - Sanctuary Residences
High-net-worth downsizers are injecting substantial liquidity into inner-city residential projects before projected infrastructure bottlenecks drive construction costs higher (Bleby, 2026).
164 Melbourne Street, South Brisbane, Queensland 4101
Aria Property Group has generated $519 million in apartment presales at Sanctuary Residences, representing more than half of the $926 million end value of the tower. Apartment pricing ranges from $1.99 million for two-bedroom layouts up to $4.01 million for four-bedroom units, with delivery planned for mid-to-late 2029 . Construction on the shared basement precinct commenced in 2024, insulating the developer from immediate cost escalation as broader Olympic procurement gets underway (Bleby, 2026).
Mixed Use - Solais Residences
Tier-one residential developers are starting construction simultaneously with marketing launches to guarantee builder availability and manage escalating tender pricing (Bleby, 2026).
176 Breakfast Creek Road, Newstead North, Queensland 4006
Tom Dooley Developments has secured $154 million in presales across 44 residences within its $486 million Solais Residences project (Bleby, 2026). The 29-level riverfront tower commenced construction alongside off-the-plan sales, targeting building completion in the fourth quarter of 2028 (Bleby, 2026). Apartment prices range from $1.7 million for two-bedroom configurations to $7.2 million for four-bedroom penthouses (Bleby, 2026).
Mixed Use - Oxley Wharf
Disused industrial riverfront sites across suburban Brisbane are emerging as prime candidates for commercial dining and event transformations (Riley, 2026).
Oxley Wharf, Seventeen Mile Rocks Road, Seventeen Mile Rocks, Queensland 4076
A major proposal from Suburban Futures seeks to adapt the heritage 1937 industrial cement wharf into a premium hospitality destination featuring high-end restaurants, corporate meeting facilities, and wedding venues (Riley, 2026). The surrounding fifteen-minute catchment supports 180,000 residents and generates more than $50 million in annual dining and bar expenditure (Riley, 2026). The development strategy recommends a long-term ground lease funded entirely by private capital, mirroring the commercial structure used at Howard Smith Wharves while keeping the land under civic ownership (Riley, 2026).
General News
- The Queensland Government has directed the Coordinator-General to investigate creating a single approvals authority to replace thirteen separate agencies currently regulating the Brisbane River, accelerating commercial tourism and river transport approvals ahead of 2032 (Riley, 2026).
- Industrial vacancy in Brisbane rose from 4.5 per cent to 4.8 per cent across 14 million square metres in the second quarter of 2026 due to new completions, yet leasing volumes remained exceptionally strong with quarterly take-up reaching 298,700 square metres - 78.4 per cent above the 10-year historical average ("Industrial vacancy edges up", 2026).
- Construction tender prices in Brisbane and the Gold Coast are forecast to rise by 7 per cent annually over the next three years, leaving developers with approximately twelve months to secure land, finance, and building teams before Olympic works absorb trade labour (Bleby, 2026).
- The state government has announced a new $756.56 million four-lane crossing to Bribie Island, alongside plans to repurpose the existing two-lane bridge for walking and cycling, but environmental sign-offs remain contested between state and federal authorities (Innes, 2026).
- The state government has issued a 20 business day show-cause notice to the City of Moreton Bay regarding an official homeless campsite trial at Wyllie Park in Petrie, pointing to its location adjacent to a university, a state Priority Development Area, and an upcoming Olympic venue ("Legal threat on homeless", 2026).
Sum up
The commercial property market across South East Queensland is bifurcating between developers racing to lock in construction pipelines before Olympic cost inflation takes hold and investors focusing on defensive assets with bulletproof covenants. Groups that secure early regulatory approvals, control building supply chains, and retain strong tenant security will be best placed to capture durable capital growth over the remainder of the decade.
