Retail - Richlands Home & Life

215 Government Road and 20 Garden Road, Richlands, Queensland

A private Sydney investor purchased the newly constructed 5,594 square metre large format retail and convenience centre for $33.85 million on a 5.8 per cent yield (Herde, 2026a). The 2-hectare site features national retail tenants including Supercheap Auto, Petbarn, Autobarn, Caltex, and Banjo's Bakery, attracting 12 formal bids during a highly competitive campaign (Herde, 2026a).

Industrial - Wellcamp Logistics and Fuel Facility

7/57 Heinemann Road, Wellcamp, Queensland

Osprey Property Holdings acquired a 2-hectare industrial parcel with an unmanned service station for $8 million under unconditional cash terms with a 30-day settlement (Herde, 2026c). Commercial vehicle operator Sunstate Truck Group leases the facility to support its regional expansion as the local dealer for SITRAK Trucks within the Toowoomba Wellcamp freight corridor (Herde, 2026c).

Commercial - Cleveland Residential Development Site

156-170 Fitzroy Street, Cleveland, Queensland

Azure Group secured a 1.055-hectare parcel for $9.5 million, marking the first time the property has traded in more than 120 years (Herde, 2026d). The acquisition achieved a suburban benchmark rate of $1,037 per square metre across the developable footprint, with plans submitted to build a 38-dwelling townhouse project on the site (Herde, 2026d).

Commercial - Rosewood Residential Subdivision

36, 40, and 48 Showgrounds Lane, Rosewood, Queensland

A local developer purchased three amalgamated adjoining parcels totalling 4.73 hectares west of Ipswich for $6.3 million from three separate owners (Herde, 2026d). The developer intends to construct an 84-lot residential housing community on the parcel, which already connects to local utility networks and civil infrastructure (Herde, 2026d).

General News

  • Japanese manufacturing corporation Sekisui Chemical Company agreed to pay $335 million for a 51 per cent controlling stake in Queensland homebuilder Ausbuild, with completion scheduled for January 2027 (Herde, 2026b).
  • Sekisui Chemical plans to lift its ownership stake to 90 per cent over time, using its factory-built modular housing technology to tackle local labour shortages ahead of the 2032 Brisbane Olympic Games (Wilmot, 2026).
  • Artificial intelligence developer Anthropic committed to an anchor lease at Western Downs Digital Park near Dalby, securing its first major computing footprint in Australia (Wiggins, 2026).
  • The $30 billion Western Downs technology hub is being developed through a joint venture between Macquarie Capital, Singapore-based operator Zerra DC, and Australian Data Centres, which is controlled by Dexus (Wiggins, 2026).
  • The 725-hectare rural digital park will support artificial intelligence computing power by tapping surrounding gas networks, solar arrays, and on-site backup fuel reserves (Wiggins, 2026).
