Asbestos-Contaminated Play Sand Prompts Closures 

A statewide recall of children’s coloured play sand products containing tremolite asbestos has prompted inspections across more than 300 Brisbane schools and multiple childcare centres. Mancel College in Fig Tree Pocket temporarily closed after detecting the material. (Tassell, Strohfeldt, & Julius, 2025) 

The recall may tighten regulatory requirements across childcare and education properties, increasing compliance costs but ultimately improving asset quality and investor confidence. (Tassell et al., 2025) 

Brisbane Hospitality Strengthens with Renewed Yum Cha Demand 

Brisbane’s yum cha market continues to evolve, with demand surging across locations including South Brisbane, Calamvale, Sunnybank, West Village and the CBD. Strong consumer spending is supporting F&B tenancy resilience and driving activation in retail precincts. (Shea, 2025) 

The trend is driving increased demand for hospitality space in mixed-use and lifestyle precincts, strengthening retail leasing conditions across the Brisbane metropolitan area. (Shea, 2025) 

Fitch Solutions Confirms Strengthening Brisbane Outlook 

Fitch Solutions forecasts above-trend rental growth across office, retail and industrial markets through 2026, driven by limited supply and strong population inflows. Office rents are forecast to rise 4.8% in 2025 and 7.7% in 2026. (Fitch Solutions Group Limited, 2025) 

Retail and industrial sectors are expected to benefit from rising household spending and logistics demand, reinforcing Brisbane’s status as one of Australia’s strongest-performing commercial markets. (Fitch Solutions Group Limited, 2025)

Queensland’s commercial property market continues to outperform national benchmarks, with strong industrial demand, competitive retail investment activity and improving market fundamentals across Brisbane.
