Commercial Market – Brisbane South

As per the latest Cityscope research, there were 25 sales recorded over the 12 months prior to May 2020 at a total of just under $200 million. This amount was over $72 million more than the recorded amount for 12 months prior to May 2019.

Cityscope research additionally shows there were seven sales recorded in Brisbane South totalling around $130 million in the three months leading up to 29 February 2020. This was broken up into $123.4 million in other sales, $6 million commercial strata sales, and $600,000 retail strata sales.

While there were also only seven sales recorded in Brisbane South over the next three months ending May 2020, the total property sale figures were significantly decreased. The total over this period just under $10.0 million, made up of $1.6 million commercial sales, $2.9 million commercial strata sales, and $200 thousand retail strata sales, with around $5 million in other sales.

Totalling just over $6.76 million, the top three most significant sales recorded for this quarter in Brisbane South were all located in the trendy suburb of West End. They were $2.69 million for West End’s Lifeplace Church at 18-20 Bailey Street, $2.47 million for Unit 2, 375 Montague Road, and $1.6 million for the high clearance warehouse located at 63 Vulture Street.

Some of the properties which are listed for sale on the south side are located in South Brisbane include the 227m2 ground floor unit in Arena Apartments at 9 Edmondstone Street, as well as a few properties on Cordelia Street. These include the high-clearance warehouse building at Number 2 Cordelia, as well as the three commercial properties at 13, 15, and 17 Cordelia Street which are being advertised as a 1,819m2 development site.

Some properties that are under conditional or unconditional contract in the precinct include 30 Merivale Street, 37 and 39 Boundary Street, as well as Unit 9 in the Montague Central complex located at 170 Montague Road.
