Brisbane Development Dominates

According to the Urban Development Institute of Australia (UDIA), the Brisbane CBD has dominated approved developments within the last 12 months. The Queen’s Wharf Brisbane precinct will have four new luxury hotels, more than 50 new bars and restaurants, 2,000 residential apartments and the size equivalent of 12 football fields of public space when the development is complete.

Not only this, but the CBD is also the site for new hotel and office development. The UDIA report states there has been little residential development approved.

Just outside the CBD, West End has had the most value when it comes to new development, followed by St Lucia, Fortitude Valley and Newstead / Bowen Hills.

A major project that is being overseen by the Economic Development Queensland is Northshore Brisbane, which will see 60 hectares of state-owned industrial port land transformed at Hamilton. This $5 billion development includes transformation of the waterfront area, as well as repurposing old buildings and incorporating new developments. The Northshore Hamilton PDA Development Scheme is currently under review.

In the South, Jimboomba is number 14 on the UDIA’s Top 20 Development Hot Spots in Queensland. The Greater Flagstone Priority Development Area (PDA) is expected to provide approximately 50,000 dwellings to house a population of up to 120,000 people. The PDA covers 7,188 hectares and development of the Greater Flagstone PDA is expected to take 30-40 years.

While heading north, North Lakes continues to pave the way for development, at number 11 on the chart. North Lakes’ master-planned community has been in the making for a number of years now and continues to shine.

Into the future, Carseldine Urban Village is one suburb to watch out for. It will include a new $6.5 million sport and recreation precinct, while retaining 75% natural bushland, and making space for high quality terrace homes, as well as retail and commercial sites. Yeerongpilly Green will see the 14 hectare former Animal Research Institute transformed into an urban village that will include retail, commercial and residential developments. It’s an $850 million project that will also include new parklands and a boutique hotel.
